One part of the market is moving fast even with rates above 7%

Freddie Mac put the 30-year fixed rate at 7.28% as of October 1, 2026. That is the highest it has been since January 2025, according to Realtor.com. Rates that high usually slow things down. In ZIP 92708, they did not.

The Real Estate Data Aggregator counted 1.9 months of supply in 92708 for the three months ending July 31, 2026. That is the tightest reading in this market. It was down 0.2 months from the same period a year before. Less supply means buyers have fewer choices and less room to wait.

How fast homes are moving by ZIP code

The Real Estate Data Aggregator tracked how many homes went under contract within two weeks of listing, for the three months ending July 31, 2026. The spread across ZIP codes is wide.

In 92708, the Real Estate Data Aggregator found that 58.5% of homes went under contract within two weeks. That share jumped 16.7 points from a year before. Nearly 6 in 10 sellers did not wait long at all.

ZIP 92683 was close behind at 55.8%, up 13.9 points year over year, per the Real Estate Data Aggregator. In 92649, only 27.3% of homes moved that fast. Not every part of this market runs at the same pace.

The National Association of Realtors reported 4.9 months of supply nationally as of its October 4, 2026 reading. That is the highest level in over ten years. Every ZIP code in this market sat well below that number.

ZIP 92648 had the most supply here at 3.7 months, per the Real Estate Data Aggregator. Even that is below the national figure. The local market is running tighter than the country as a whole.

What sellers are getting at the closing table

In 92683, the Real Estate Data Aggregator found homes sold at 102.2% of list price on average. That means buyers paid above asking, on average. In 92627, homes sold at 98% of list, down 1.9 points from a year before. Pricing still matters in every ZIP.

In 92683, the Real Estate Data Aggregator counted 58.8% of homes selling above list price. That was up 9.4 points from a year before. In 92649, only 21% sold above list. The same rate environment can produce very different results street by street.

The Real Estate Data Aggregator found the median sale price in 92649 rose 14.3% year over year to $1,515,000. In 92648, the median slipped 4.7% to $1,525,000. Both are at similar price points, but the direction is different. That gap is worth knowing before you price.

In 92646, the Real Estate Data Aggregator recorded a median of $1,195,000, down 3.6% from a year before. Prices dipped a little there while other ZIP codes gained. The Federal Housing Finance Agency reported U.S. house prices rose 2.1% year over year through the second quarter of 2026. This market has ZIP codes on both sides of that line.

The Real Estate Data Aggregator found 92683 and 92708 tied for the fastest median at 28 and 29 days. In 92649, the median was 49 days, though that was 12 days shorter than a year before. Speed is improving in some ZIP codes even as rates climb.

In 92647, the median rose 8 days to 42 days, per the Real Estate Data Aggregator. Not every home sold fast. Market-ready condition and a sharp price still separate the quick sales from the slow ones.
