One part of the market is moving faster with less supply

Freddie Mac put the 30-year fixed rate at 7.28% as of October 1, 2026. That is real pressure on buyers. Yet one ZIP code in this market is still moving fast, and the numbers show why.

The Real Estate Data Aggregator counted the three months ending July 31, 2026. That is the period behind every local number on this page.

ZIP 92708 stands apart

The Real Estate Data Aggregator recorded just 1.9 months of supply in ZIP 92708. That is the tightest reading across every ZIP code counted here. Supply actually fell 0.2 months from a year before.

Low supply alone does not tell the whole story. The Real Estate Data Aggregator also found that 58.5% of homes in ZIP 92708 went under contract within two weeks of listing. That share jumped 16.7 points from a year before. More than half the homes were gone before many buyers had time to compare options.

For sellers in ZIP 92708, that points to strong demand if the home is priced right. For buyers, it means the window to decide is short.

ZIP 92683 was close behind. The Real Estate Data Aggregator found 55.8% of homes there went under contract within two weeks, up 13.9 points from a year before. Supply in 92683 was 2.6 months, though that was up 0.8 months from a year ago. Not every sign pointed the same way there.

ZIP 92649 had the slowest pace. The Real Estate Data Aggregator counted 27.3% of homes going under contract within two weeks. That share barely moved, up just 0.5 points from a year before.

ZIP 92648 had the most supply at 3.7 months. The Real Estate Data Aggregator also counted a median sale price of $1,525,000 there, down 4.7% from a year before. Homes sold in 92648 fell 14.4%. More supply and fewer sales can give buyers a bit more room.

Prices: a mixed picture

Prices moved in both directions. ZIP 92649 saw the biggest gain. The Real Estate Data Aggregator put the median there at $1,515,000, up 14.3% from a year before. ZIP 92646 dipped 3.6% to $1,195,000. A price dip in one ZIP does not mean the whole market moved that way.

What the wider market adds

Nationally, the National Association of Realtors reported 4.9 months of supply, the highest level in over ten years. That context matters. Our local ZIP codes ranged from 1.9 to 3.7 months. This market is tighter than the national picture.

Realtor.com reported that active listings nationally were up 6.3% from a year ago as of October 1, 2026. Locally, ZIP 92683 saw homes for sale rise 35.3% and ZIP 92626 saw a 19.6% rise. Not every ZIP followed that direction. ZIP 92648 saw homes for sale fall 18%.

The Federal Housing Finance Agency reported U.S. house prices rose 2.1% year over year between the second quarter of 2025 and the second quarter of 2026. Several ZIP codes here outpaced that figure. A few fell short of it.

ZIP 92683 had the highest share of above-list sales at 58.8%, up 9.4 points from a year before. The Real Estate Data Aggregator put the average sale-to-list ratio there at 102.2%. That means the typical home sold for more than it was listed for. ZIP 92649 had the lowest share at 21%, with an average sale-to-list ratio of 98.3%.
