Price gains are not moving the same way across this market

The Federal Housing Finance Agency reported U.S. home prices rose 2.1% year over year through the second quarter of 2026. That is a useful headline. It is not your street.

The Real Estate Data Aggregator counted homes sold across this market for the three months ending July 31, 2026. Prices moved in every direction depending on the ZIP code. Here is what that looks like.

ZIP 92649 led the market. The Real Estate Data Aggregator put its median sale price at $1,515,000, up 14.3% from the same three months in 2025. Sales there rose 23.5% too.

ZIP 92627 also gained. Its median hit $1,600,000, up 11.3%. But fewer homes sold there, down 23.4% year over year. A higher price with fewer sales is worth watching.

ZIP 92648 and 92626 each saw prices dip 4.7%. The Real Estate Data Aggregator put both medians at $1,525,000. That is the same price, but the direction matters to anyone pricing a home there.

Speed and competition tell a different story

Price is only one signal. How fast homes sell, and how often they go above list, tells you how much room a buyer or seller has to move.

ZIP 92683 had the fastest sales. The Real Estate Data Aggregator counted a median of 28 days on market there. Homes sold at 102.2% of list on average, and 58.8% sold above list price.

ZIP 92708 was close behind at 29 days. More than half of its homes, 52%, sold above list price. Pending sales rose 16.5% year over year.

ZIP 92649 had the longest wait at 49 days. Prices rose 14.3%, but only 21% of homes sold above list. Sellers got a higher price, but it took more time.

Supply is shifting too

More supply can soften prices. Less supply can push them up. The numbers below show how each ZIP code changed.

ZIP 92708 had the tightest supply at 1.9 months. ZIP 92648 had the most at 3.7 months. That gap helps explain why prices moved differently.

The National Association of Realtors put national months of supply at 4.9 months, the highest in over ten years. This market is tighter than that in every ZIP code.

Rates are adding pressure for buyers

Freddie Mac put the average 30-year fixed rate at 7.28% as of October 1, 2026. The 15-year averaged 6.60%.

Realtor.com reported that rates crossed 7% in late September for the first time since January 2025. That matters for what buyers can afford, and for how sellers price.

Realtor.com also noted active listings nationally rose 6.3% from a year ago, the fastest pace in at least six months. More choices for buyers can give them more room to negotiate.
